You're using Netfos64? I'm surprised Renegade even loads with that. That's probaly the issue with the door, you more than likely need to
use NETFOSS.exe (32bit one)
Getting another error with transfering files with Zmodem, Received ZNAK instead of ZDATA frame.
No idea what that is.
Got the DOOR.SYS doors working under NetFo64 and seem to work better now than under the other BBS software using DOSBox. That is really weird. But I will take it.

FDSZ and see if it helps?

I don't remember the commands for DSZ anymore, but its worth a short, there was a file called "SMART PROT" out there ... maybe grab the protocol.dat from it and see if it works with the new ver or not. Of course backup your OLD ones with the pdzmodem in it or else you'll have to steal that again from a new install. ;)
